Terms & Conditions

1. Booking and payment

Bookings are handled by our secure partner, InnStyle. A 25% deposit per rental week will be required when booking is confirmed. Secure payment links will be sent, we accept all major credit and debit cards. The remaining balance will be required six weeks prior to let date (unless a late booking or by special arrangement). If the balance is not received then the owners will be entitled to re-let the house and the booking will be forfeited. If the house is not re-let then the deposit will also be forfeited.

2. Cancellation

If you decide to cancel we will try to re-let the house. If successful a full refund will be made, if not then the deposit will be forfeited. However, if cancellation occurs within six weeks of the let commencement date and the house is not re-let, then the full fee will be forfeited.

3. Availability

If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners.

4. Services

Electricity / heating, Wi-fi, TV, sheets, duvets, linen, towels are all included in the fee.

 5. Breakages and damage

All guests agree to a £250 housekeeping/security bond for each booking. This is added to the final balance. Please inform us of any breakages or damages so that we can repair/replace before the next guests arrive. We understand there is general everyday wear and tear to the house, however if damage, breakages or cleaning are excessive then additional payment will be required that could be in excess of the £250 housekeeping/security bond. The owners retain the right to seek additional compensation from guests if damage/breakages/cleaning is deemed above £250. We ask all guests to treat the house as if they are staying with us personally, leaving it in a clean and tidy condition. Where no damages occur, the housekeeping/security bond will be refunded via the same payment method usually within two-weeks after check-out.

6. Care of Property

You, the client(s), are responsible for leaving the accommodation as you found it, tidy and organised and in a clean condition. Beds which have been used should be stripped prior to departure. It is important to ensure that all members of your party behave in a responsible manner in relation to the property and are considerate to neighbours. Refuse should be bagged and disposed of in accordance with instructions left within the house. Details of the nearest recycling centres are also provided. A charge will be levied for disposal of excess bottles and excess refuse. We do ask clients to report accidental breakages as soon as possible, where deemed necessary, leave payment for replacement/repairs at the end of their stay. Faults or failure with any equipment within the property (which may have been unreported by previous visitors) should also be reported immediately, in order that steps can be taken to remedy. We cannot be held liable for a breakdown of any facility which is beyond reasonable control (e.g., breakdown or failure of any electrical equipment, facility or plumbing) or from any misuse or negligence by you, the client(s), using the equipment.

7.  WiFi/Internet Access

Please note that WiFi/Broadband provided within the property is for recreational purposes and is not meant for business use.  This service cannot be guaranteed at all times (subject to third party service provider) and the speed may vary.  We will not be held responsible, nor will compensation be given as a consequence of loss of service or slow speed.

8. No’s

Sorry no pets, no parties and no smoking in the house.

9. Liability

The owners accept no liability for any death, personal injury, illness, loss or damage of guest’s personal property while staying at Ainster House. The use of the property and contents is entirely at guest’s own risk. The owners recommend you are covered by travel insurance for your holiday.

10. Right of entry

We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection.

11. Contract

The rental contract is between the paying client and the owner of the house. The house is only let to the agreed guest numbers as confirmed when booking. No sub-letting is allowed and no parties or private events are permitted.

The house is located in the beautiful east coast town of Anstruther, within the C-listed building, formerly the infamous Smuggler’s Inn, a former 18th-century coach-house. Sitting on the edge of the Dreel River with views of Anstruther harbour, the house is ideally located for golf lovers, walkers, foodies and watersports enthusiasts. The position of the house offers the perfect base to allow you to enjoy the local area to the fullest or to unwind and enjoy the tranquillity that the house has to offer.
